Coming weeks could bring clearer plans for more new homes on opposite ends of the township.
Owner Springland, Inc. and applicant Standard Pacific Homes hope to rezone 151 acres of vacant and single-family residential property in the Tega Cay area, on Hwy. 160 opposite Dave Gibson Boulevard. The request is to create a planned development zoning to include residential and commercial uses. County Council should hold a public hearing May 6.
Steve Allen, planning services manager for the county, said he’s met with the applicant but hasn’t seen official, submitted plans for the property. He anticipates getting those “in the next couple of weeks.”
Unlike other zonings where per-acre densities are defined, planned development zoning allows the applicant to submit its own proposals for density, design standards or architectural features. An online overview of the rezoning put together by the county indicates there will be single- and multi-family residential, commercial, open space and trail uses there.
“There is a requirement that a certain percentage of the property be listed as non-residential use,” Allen said of commercial use in planned development zoning. “Typically it’s five percent.”
Another project is coming soon to the Hensley Road area, just outside of town limits in Fort Mill. Signs are up for Hensley Ridge, a D.R. Horton project with prices starting at the high $100s. Roads and utility connections have been in place for several years at the property at Hensley and Sportsman Lake roads. The subdivision has had multiple signs announcing different builders, but no homes to date.
A representative of D.R. Horton’s office in Charlotte said it’s company policy not to comment on properties the company doesn’t yet own. Closing on the properties should happen, “hopefully within the next 30 days,” the representative said last week.
The property currently has four cul-de-sacs and the lone, main entrance on Hensley. There’s also a small pond on the property.
Hensley Ridge backs up to existing homes in the Huntington Place subdivision, meaning its placement outside town limits may not be permanent. Some Huntington Place residents are looking into an annexation vote similar to the one Sandy Pointe passed last fall.
A community meeting on Saturday will bring Huntington Place residents and town officials together to weigh pros and cons of annexation, at the residents’ request.
“If the recently initiated Huntington Place annexation petition drive is successful, it is possible that (Hensley Ridge) may be brought in with that neighborhood,” said Joe Cronin, Fort Mill’s assistant town manager and planning director. “But as of now, it is currently located [only] in the county.”
