Homes added to proposed Waterside subdivision

— Waterside on the Catawba could include 300 more residences than the initially proposed 1,000.

On Monday morning Kevin Granelli, representing homebuilder Lennar Homes, told Fort Mill Town Council the latest plan includes 1,000 single-family homes and up to another 300 townhomes. Council – minus absent Councilman Nathan Blythe – unanimously passed first reading on four ordinances related to Waterside.

Waterside would be located on 470 acres off Doby’s Bridge Road, between Whites Road and the Catawba River. Previously announced plans were for homes from the low $200,000s to low $400,000 range opening next year, with an eight-year build-out.

Granelli said Monday the number of townhomes may well be less than 300, but that the company wanted that many allowed as the community takes shape. He also said the amenity plan is “beefed up” compared to what he presented to Council more than a month ago.

The plan still includes more than five acres of multipurpose fields for community use and river access, including a canoe launch and trails along a mile of waterfront. Granelli said Monday there also would be a community clubhouse on 25 acres with tennis and basketball courts, pools and other features.

Council’s main concern with annexing the Waterside property remains traffic, which Councilman Tom Adams again addressed Monday. He told Granelli he’ll expect the developer to upgrade Banks Street from the property to its connection with the Fort Mill Southern Bypass.

“I remain pretty concerned about Banks Street,” Adams said. “It’s not going to tolerate the traffic.”

Granelli said the townhomes would increase overall project density from 2.12 to 2.76 units per acre, but that even that larger figure fits below what’s generally considered high density.

“Even though it’s a large number of units, we like to think it’s still a low-density usage,” he said.

One of Monday’s ordinances would annex four Waterside properties into town limits, and another would adopt a concept plan with development standards. Two more dealt with a 16-acre property that would be included. The ordinances still require second reading by Council.
