New communities looking to join Tega Cay

— Tega Cay leaders will decide in coming months whether to add two new neighborhoods and more than 100 acres to their city.

The city’s Planning Commission will meet April 14, when members will discuss two proposals for single-family home communities. Eastwood Homes and M/I Homes are behind the plans, having met with city staff on preliminary proposals. City Manager Charlie Funderburk said it likely won’t be until May when official plans come before the City Council.

“It has been really picking up the last eight to 12 months,” Funderburk said of new residential activity. “You’ve just got to do it smartly, and that’s what we as a city are looking to do.”

The two proposals could bring 282 homes to the area. Susan Britt, planning and land development manager for the city, said that as plans solidify that number could decrease.

“You’re going to put the maximum number of lots that you think you’ll be able to show in your rezoning application,” she said, adding that topography and other issues often reduce what a property yields.

Eastwood Homes is behind a move to rezone six properties on nearly 55 acres, plus part of an 8.5 acre tract. The property is across from the Tega Cay Elementary School now under construction, almost adjacent to City Hall. The Eastwood application is for 145 units.

The May 19 City Council meeting is Funderburk’s best guess for when the Eastwood plan will come before the council, after several Planning Commission reviews.

The M/I Homes plan could be a month or so behind it. “That project is probably a little further out,” Funderburk said.

The M/I Homes item would rezone nine properties, about 65 acres. The city owns seven of those acres. County records list seven different property owners for the remaining eight parcels.

The proposed planned development district sits between Dam and Gardendale roads, next to Lakeridge.

The M/I Homes plan includes almost 9 acres for the commercial component required of a planned development district. Other than that the community could include an amenity center, specifics have not yet been released by the builder.

Both communities are looking to annex into the city and rezone for their proposed uses at the same time.

“Both of these planned rezonings would be as part of a 100

percent annexation petition,” Britt said. “Both zoning districts would require approval of a master plan.”

Funderburk said the new communities would be an opportunity for the city to extend services like water and sewer, and to grow its tax base.

Final decisions on annexation and rezoning require City Council readings and public hearings.
